Note: if you are looking for homeowners insurance for a rental property, or home that is unoccupied, you cannot use a traditional home insurance policy. You need “specialty dwelling” which is a separate policy we can also help you with.

Whether you live in Puyallup, Ferndale, Monroe or any other part of Washington state, homeowners insurance is one of the most important insurance policies you could ever own.

What is home insurance?

Home insurance is one of the best ways to protect your home and belongings in the event any damages are caused to your residence. Home insurance can also provide coverage for accidents that may take place in your home or on your property. If the homeowner files a claim for any damages or accidents that take place on the property, they are required to pay a deductible.

It’s important to understand that no two home insurance policies are created equal. Different home insurance companies offer different levels of coverage, different endorsements and riders, and have different conditions and limitations that may vary.

Common Homeowners Insurance Coverages

These are some common types of coverages you often see on a home insurance policy.

Dwelling

This is the portion of your policy that covers the actual structure (main house). The cost to replace your home can fluctuate from time to time based on the cost of raw material and labor, and of course, supply and demand. We’ll run a replacement cost analysis on your home to see how much it would actually cost if the worst happened and you had to rebuild.

Other Structures

This covers any structure on your property that is not permanently attached to your house, like fencing, driveways, sidewalks, and detached buildings like sheds and garages. Usually this coverage is 10% of whatever your Dwelling limit is, but can be increased if you need more coverage.

Personal Property

This covers all of your personal belongings like clothing, furniture, electronics, and appliances. Basically, anything that would fall out of your house if you turned it upside down and shook out the contents, this coverage will repair or replace those items.

Loss of Use

This covers your living expenses if you are living somewhere else temporarily because your primary home is uninhabitable due to a loss.

Medical Expense

This covers medical expenses for guests if they are injured on your property, and in certain cases covers people who are injured off of your property. It does not cover health care costs for you or other members of your household.

Family/Personal Liability

Personal Liability Coverage applies if someone is injured or their property is damaged and you are to blame. The coverage generally applies anywhere in the world. When choosing your coverage limits, consider things like your income and the assets you own. The coverage should be high enough to protect your assets if you are sued. In some situations, an Umbrella Insurance policy may be necessary to provide extra coverage.

Scheduled Personal Property

There are some situations where you might want special coverage for valuables, or collectibles like jewelry, guns, collectibles, rugs, etc.

Things NOT Typically Covered on Home Insurance

These are common events and property damages that are often not covered on a standard home insurance policy.

Earthquakes

Standard homeowners insurance policies typically do not cover property damage caused by an earthquake. If you are a homeowner, we highly recommend purchasing an Earthquake Insurance policy to properly protect your home.

Floods

Homeowners insurance generally does not cover water damage caused by a flood. If you’re looking for Flood Insurance in Puyallup, or any other part of Washington state, PNW Insurance Group has you covered.

Maintenance Neglect

Mold, mildew, rust, general wear and tear, and even termite damage are all things that will typically not be covered on home insurance due to a lack of maintenance.

Deciding how much coverage you need can be intimidating if you aren’t sure what damages are and aren’t covered by your home insurance.
